10 Tips for Better Showings
- Remove Clutter and Clear Off Counters: Throw out stacks of newspapers and magazines and stow away small decorative items. Put excess furniture in storage and clean out those closets. Don’t forget about the garage!
- Wash Windows and Screens: Let the light flood into the home..
- Keep Everything Extra Clean: A clean house sends a strong signal to the buyer that the home is well-cared for. Don’t forget the front door – that First Impression does matter!
- No Smells: Clean carpeting and drapes to eliminate cooking odors, smoke and pet smells. Open the windows to air out the house and scented candles can help in moderation.
- Brighten Your Rooms: Put higher wattage bulbs in light fixtures wherever possible. Replace any burned out bulbs immediately. Neutral paint… yes we know that you love the red dining room but the number of buyers that will agree is small… go for the best odds!
- Don’t Disregard Minor Repairs: Small repairs seem like no big deal, but items such as sticky doors, torn screens or dripping faucets signals buyers that the house isn’t well-maintained. Make a check list and tackle them one by one.
- Tidy Your Yard: Take a spin around a neighborhood of nice homes, which one catches your attention? Was it the one with the lawn trimmed, leaves raked, beds mulched, walkways edged and gutters clean? Bright flowers near the entryway say “Welcome!”
- Make the Bath Luxurious: Hide the worn towels and toothbrushes. Put out new towels, bath rug, shower curtain and keep your personal toiletry items out of sight. Baths and Kitchens… always on a buyers “must list”
- Set the Stage: Make sure every room has a purpose and the buyer can easily see themselves living there. A cozy armchair and ottoman with reading lamp, side table with a couple of books says “You’ll love sitting here”
- Leave Home: Buyers hate it when the seller is there. It restricts their conversation about the home, they have to stand there and listen as you review 20 years of remodeling / updates, they feel funny about opening closets and cabinets. Remember: whenever they start reviewing the top homes in their minds, you will be front and center of the memory… not the beautiful deck overlooking the pond.
